Higher rents in newly constructed rental dwellings in 2018

Rents per square metre for newly built rental dwellings in 2018 were SEK 1 780 compared with SEK 1 742 in the previous year. Rents in newly built rental dwellings in 2018 are 2.2 percent higher than in newly produced dwellings the previous year. The percentage change in rent was higher in 2018 than in 2017.

In 2018, average rent in a newly built rental dwelling with three rooms and kitchen was SEK 9 936 per month.

As from 2019, Statistic Sweden has modified the questions about rent control (presumtionshyra), which were added in 2018. Answers are now also collected for rent models other than rent control.

Just under 26 percent of the rents come from conventional multi-dwelling buildings with investment grants and just under 33 percent of rental dwellings in multi-dwelling buildings were negotiated using rental control, 19 percent were traditional use value rents and 22 percent were individually negotiated rents.

The average rent per square metre for rental dwellings in conventional multi-dwelling buildings with investment grants and where rent is negotiated through rent control, was SEK 1 482, compared with SEK 1 887 for rental dwellings with rent control, SEK 1 833 for rental dwellings with use value rents and SEK 1 900 for rental dwellings with individually negotiated rents.

In public housing companies, the average rent for rental dwellings in conventional multi-dwelling buildings with investment grants was SEK 1 452, compared with SEK 1 813 for rent control and SEK 1 834 among private landlords.

Prices highest in Greater Stockholm

The cost per square metre for newly built tenant-owned dwellings was SEK 646 in 2018. The average monthly cost for newly built tenant-owned dwellings with three rooms and kitchen was SEK 4 219 in 2018.

The average price for newly built tenant-owned dwellings was
SEK 2 851 000 in 2018. The average area for tenant-owned dwellings was 71 square metres.

There are large differences at the regional level. In 2018, the price for newly built tenant-owned dwellings was highest in Greater Stockholm, at SEK 3 785 000, followed by Greater Göteborg, at SEK 2 818 000 and the price was lowest in municipalities with fewer than 75 000 inhabitants, at SEK 2 020 000.

Definitions and explanations

Use caution when making comparisons between 2018 and 2017, as there may be structural differences between new production projects each year.

These statistics describe the situation of rental dwellings and tenant-owned dwellings. As of 2008, these statistics do not include categorical dwellings (student accommodations and dwellings for the elderly and handicapped).
