Real estate prices for one- or two-dwelling buildings rose in the second quarter 2021

Prices according to the Real Estate Price Index for one- or two-dwelling buildings rose by 6 percent at national level in the second quarter 2021 compared with the previous quarter.

At the national level, the average price for one- or two-dwelling buildings was just over SEK 3.7 million in the second quarter of 2021. On an annual basis compared with the second quarter of 2020, prices rose by 17 percent for one-or two dwelling buildings at the national level. In metropolitan areas, the average price ranged from SEK 4.8 million in Greater Malmö to SEK 6.8 million in Greater Stockholm.

Real estate for seasonal and secondary use

Real estate prices according to the Real Estate Price Index for seasonal and secondary use at national level rose by 11 percent in the second quarter 2021 compared with the previous quarter. On an annual basis compared with the second quarter of 2020, prices rose by 17 percent for seasonal and secondary use at national level. At national level, the average price of holiday homes was just over SEK 2.5 million in the second quarter of 2021.

Real estate for agriculture

Real estate prices according to prices of real estate for agriculture at national level rose by 7 percent in the second quarter 2021 compared with the previous quarter. At the national level, the average price for agriculture real estate was just over SEK 3.2 million in the second quarter of 2021.

Real estate for multi-dwelling and commercial buildings

Real estate prices according to prices of real estate for multi-dwelling and commercial buildings at national level rose by 5 percent in the second quarter 2021 compared with the previous quarter.

Definitions and explanations

Statistics Sweden’s official real estate price statistics are reported after the date of purchase, that is, the date when the buyer becomes the new owner of the acquired real estate. This item of statistics news contains both real estate price index and price statistics. Price statistics are based on a simpler method in relation to index. The basis for the price statistics and indices are the purchases that have been granted in the specific period. The difference is that indices are weighted with the stock of real estate. In cases where Statistics Sweden does not publish any real estate price index for a specific real estate category, price changes are calculated using price statistics. In price statistics, the price changes are estimated using the purchase price coefficient (K/T). The purchase price coefficient is the purchase price (K) in relation to the assessed value (T) at a certain point in time.

Different types of real estate categories are reported in this statistical news.

One- or two-dwelling buildings for permanent dwelling refers to real estate of type code 220, where at least one person has been registered on the specific real estate during one of the last four quarters. The assessment length for this type of real estate is based on the assessment of real estate in 2018.

Real estate for seasonal and secondary use refers to real estate of type code 220, where no person has been registered on the specific real estate during one of the last four quarters. The assessment length for this type of real estate is based on the assessment of real estate in 2018.

Real estate for agriculture refers to real estate of type code 110 and 120. The assessment length for this type of real estate is based on the assessment of real estate in 2020.

Real estate for multi-dwelling and commercial buildings refers to real estate of type code 320, 321 and 325. The assessment register for this type of real estate is based on the assessment of real estate in 2019
