Real estate prices up to and including October 2018
House prices continue to rise
Statistical news from Statistics Sweden 2018-11-08 9.30
Real estate prices for one- or two-dwelling buildings rose by almost 2 percent in the last three-month period, from August to October 2018, compared with the previous period, from May to July 2018. In the last three-month period, from August to October 2018, prices rose by 1 percent on an annual basis compared with the same period last year.
Between the two most recent three-month periods, prices rose in 14 out of 21 counties. The largest increase, 6 percent, was reported in Gotland County and Kalmar County. Declining prices were reported in Stockholm County, Dalarna County, Jönköping County and Västernorrland County at 1 percent. In the metropolitan areas of Greater Stockholm and Greater Gothenburg, prices declined by 1 percent, while prices in Greater Malmö rose by 3 percent.
Prices rose in 15 counties on an annual basis. The largest increase was reported in Kronoberg County and Kalmar County at 9 percent. In four counties, house prices declined. The largest decline, 7 percent, was reported in Stockholm County, followed by 4 percent in Västmanland County. In the metropolitan areas of Greater Gothenburg and Greater Stockholm, prices declined by 2 percent and 7 percent, respectively, while prices in Greater Malmö rose by 1 percent.
The average price at the national level for one- or two-dwelling buildings in the period from August to October 2018 was almost SEK 2.9 million.

Price changes are estimated using the purchase price coefficient (K/T). K/T is the ratio between the purchase price and the assessed value at a certain time and is reported as an unweighted mean value.
One- or two-dwelling buildings for permanent dwelling include detached one- or two-dwelling buildings, terraced houses and link-attached buildings. Real estate with site leasehold rights is included.
